How to find tenants, claim rental without doing an ounce of the work
In the past I used to post my adverts for rental properties on PrivateProperty.co.za
Tenants would phone me, I’d show them the property, do the credit checks myself and get them to sign a contract.
Collecting rental monthly was also on my plate.
But now that’s changed.
It’s thanks to a new online platform called HouseMe.
Simply put, HouseMe is an online rental platform.
It connects dream tenants to verified landlords.
So how does it work?
It’s really simple.
You go online and create a profile with your details.
Then you simply upload the details for your properties with pictures and a proof that you own the properties (such as a municipal bill or levy statement).
Then you specify the rental price you want to receive. You don’t have to give a fixed amount. The platform can actually ‘auction’ your property to get you the highest amount possible in rental.
You add in the services and terms that go with your rental agreement.
Then the HouseMe platform will post your add on a number of advertisement platforms (such as Gumtree) automatically. If didn’t use the platform you’d have to do this step manually for each site were you’d like to advertise – so HouseMe saves you some time as well.
HouseMe will then get tenants that are interested in the property. It will do credit checks on them and only then organise a viewing of your property. Only after that is the rental contract done one your behalf.
The best of all – you don’t have to pay them a cent
What I like most is I don’t have to pay a cent. These days many estate agents take an upfront ‘signing’ fee, as well as their 7.5% commission.
With HouseMe, 2.5% is subtracted from your monthly rental amount before rental is paid over to you.
No other fees are payable.
And if your tenant doesn’t pay, the company will pay you a month’s rental to cover that – without paying extra for rental insurance I’ve never seen any estate agent or rental portal that does that!
I’m definitely using this platform for my rentals going forward, the benefits far outway the cons.
